A charming Edwardian four bedroom semi--detached house in Alresford, with a mix of modern and original features. Off-road parking and a pretty garden. Close to the golf course, watercress beds and beautiful countryside, but only a 15 minute walk from the town centre.

The house is approached via a wooden gate and a path to the front door, which opens to a lobby and then into the entrance hall, from where stairs go up to the first floor. To the left is the sitting room, which has an open fireplace in a brick surround, alcove shelving and cupboards, and an attractive bay window to the front. Opposite the sitting room is the spacious living room that forms part of the extension to the house. This room is currently used as a study and sitting room. Further along the hall, a door to the left opens to the wonderful open-plan dining room and kitchen. The dining room has exposed floorboards and has space enough for a small sofa as well as a dining table and chairs.

A couple of steps lead down to the kitchen, which features a vaulted ceiling with beams and Velux windows. There is a range of cream shaker-style kitchen units and drawers with black granite worktops and tiling above. There is slate-effect tiled flooring, and sliding doors, which open to the garden. The l-shaped utility room is off the kitchen and has French doors to the garden, white storage units with worktops above, a stainless steel sink and a large storage cupboard/larder. The pressurised water tank and boiler were installed in 2018 and are hidden away in cupboards. The ground floor bathroom has a white suite comprising a bath with a shower above, a wash hand basin with storage below, a wc, a Velux window, a recessed mirror with a granite shelf and a heated towel rail.

Upstairs, on the landing there is a large linen cupboard and access to the loft space. The principal bedroom goes across the front of the house into the extension, and has a double fitted wardrobe, a make-up area, laminate flooring and a small en-suite shower room with a shower, wash hand basin, wc and heated towel rail. The second bedroom is also located at the front of the house and has a blocked off chimney breast, with alcove shelving on one side, and laminate flooring. Bedroom three is a double room with laminate flooring and a large window overlooking the garden. Bedroom four is also located at the rear of the house, enjoying views of the garden. The family shower room is l-shaped with a tiled shower enclosure, wc and wash hand basin.

Outside, the rear garden has a favourable south-westerly aspect and is mainly laid to lawn with flower and shrub borders to either side. There is a paved seating terrace adjoining the rear of the house, and at the far end there is a garden shed, and a car parking space, which is accessed from Watercress Meadows.

Alresford is a beautiful Georgian town known for its variety of independent shops, restaurants and inns located in stunning surroundings on the edge of the South Downs National Park. Attractions include the Watercress steam railway, schools for infant, junior and secondary education, several churches and an active and inclusive community. The cathedral city of Winchester is about 7 miles away and there is easy access to the south coast, the midlands and London via the road network. There is also mainline rail access to London from both Winchester and Alton. Southampton airport is only about half an hour away by car.
