PLANS for a huge new development, which could bring 6,000 new jobs to the Southern Test Valley, have been lodged with the borough council.

The application for outline permission for the Adanac Park development has been made on behalf of the Barker Mill Estate and includes extensive new offices for Ordnance Survey.

It has been drawn up by Kier Property, which has also submitted plans to Southampton City Council for the redevelopment of the existing OS offices.

Test Valley has until January 21 to make a decision on the Adanac scheme and Southampton City Council will have a similar deadline - under Government targets - for the OS site at Maybush, which was submitted at roughly the same time.

At Adanac, the three main outline proposals are: * Demolition of Adanac Farmhouse and the erection of up to 59,118 square metres of offices, research and development and manufacturing premises for a small number of large space users together with car parking, landscaping drainage and access roads.

* A new roundabout on the Brownhill Way access to the site, landscaping and other road works.

* A new 16,409sqm head office building, for Ordnance Survey, with cycle, refuse storage and electricity transformer building together with a 308sqm children's nursery with access, car parking, drainage and landscape works.

An Ordnance Survey spokesman said it was the mapmaking company's aim to move into the new premises around late 2009 or early 2010. He explained that OS's present building was built for around 5,000 staff and the new one was being designed to accommodate 1,150 of its current 1,400 staff, some of whom were not permanently office-based.

Kier commercial director, Nigel Turner, explained that the Romsey Road application included redevelopment and refurbishment of Compass House, the old customs and excise office which was a listed building.

He said: "There will be retail and community facilities which could include such things as doctors', veterinary and dental surgeries. In addition, there will probably be just over 400 residential units, comprising houses and flats and including an element of affordable housing."

He said work on planning the Adanac development had been going on for more than a year and added: "The aim has been to create a pleasant environment rather than a dominant environment."

Adanac is set to be a phased development, with the OS headquarters set to come first, followed by companies who could be new enterprise, firms relocating, possibly from London, or those needing to expand into bigger premises.

Adanac has been earmarked for commercial development under the Test Valley Local Plan.
